Canmore Rules

Short Term Rental Rules and Regulations in Canmore

Executive Overview

Canmore allows short-term rentals only where the property’s land-use status, development approvals, business licensing, taxation, and operating practices support legal tourist accommodation use. Owners should verify zoning before purchasing or listing, maintain a valid Town of Canmore business licence for each rental unit, display and publish the licence number where required, and keep records that prove compliance. Existing Tourist Homes remain eligible for short-term use, but Canmore has moved to limit growth in this category and, effective 2025, Tourist Homes are taxed at a higher Tourist Home rate without the former personal-use declaration option.

Key Compliance Requirements

  • Confirm that the property is legally eligible for short-term rental use, such as an approved Tourist Home or eligible visitor accommodation category.
  • Confirm whether a Development Permit or prior official tourist-home approval exists before marketing the unit.
  • Maintain an individual Town of Canmore business licence for each short-term rental unit.
  • Include the business licence number in online listings and display the licence inside the property where guests can see it.
  • Do not advertise a standard residential property for vacation or short stay use unless the necessary zoning, approvals, and licence are in place.
  • Budget for Tourist Home property tax treatment and confirm any GST, Alberta Tourism Levy, income tax, and bookkeeping obligations with qualified advisors.
  • Follow applicable condo bylaws, parking rules, garbage and recycling rules, noise rules, fire safety requirements, and occupancy limits.

Licence, Permit, and Evidence Table

Insurance Considerations

  • Tell the insurer that the property will be used for short-term rental bookings, not only personal or long-term residential use.
  • Confirm commercial general liability limits, host liability, property damage, loss of income, and contents coverage.
  • Confirm exclusions for guest-caused damage, hot tubs, fireplaces, bikes, ski gear, pets, parties, and unregistered guests.
  • Ask whether platform-provided coverage is primary, secondary, or limited, and do not rely on platform coverage as the only protection.
  • Keep written proof that the insurer accepted the short-term rental use and issued the correct endorsement.

Tips Before Listing a Property Online

  • Verify legal eligibility before taking photos, naming the property, or publishing a listing.
  • Confirm that the business licence number is active and ready to appear in every online listing.
  • Review condo bylaws, parking capacity, garbage storage, quiet hours, pet rules, amenity access, and hot tub rules.
  • Prepare a guest manual with emergency contacts, evacuation instructions, parking directions, wildlife reminders, and local noise expectations.
  • Set clear occupancy, parking, event, and visitor rules before accepting the first reservation.
  • Build a recordkeeping folder for licences, permits, insurance, taxes, safety inspections, cleaning logs, and guest communications.
