Key Compliance Requirements 

  • Tax registration and collection: Idaho short-term lodging for stays of 30 days or less is generally subject to Idaho sales tax and the Idaho travel and convention tax. Direct bookings may require the owner to register, collect, file, and remit taxes, while marketplace bookings may be collected and remitted by the platform. 
  • Local and district taxes: Some properties may be located in auditorium districts, resort cities, or other local-option tax areas. Confirm the property address before setting pricing or publishing tax language. 
  • Local residential rules: Even where short-term-rental-only restrictions are pre-empted, owners must comply with generally applicable residential rules such as noise, parking, trash, nuisance, curfew, traffic, occupancy, fire safety, and building-code requirements. 
  • Safety equipment: Maintain smoke alarms, carbon monoxide detectors, fire extinguishers, emergency exits, first-aid information, and any required escape ladders or emergency handouts.

Insurance Considerations Before Listing 

  • Confirm that the current homeowner’s policy allows short-term rental activity; many standard policies exclude business or rental use. 
  • Ask whether a short-term rental endorsement, landlord policy, commercial package, or specialty vacation-rental policy is required. 
  • Review liability limits, premises liability, guest injury coverage, liquor-related exposure, pet exposure, amenities such as hot tubs or pools, and outdoor recreation risks. 
  • Confirm coverage for property damage, theft, vandalism, water damage, smoke or fire damage, loss of rental income, and additional cleaning or remediation costs. 
  • Do not rely solely on platform host protection programs; review exclusions, claim procedures, and whether coverage applies to direct bookings. 
  • Notify the insurer before the listing goes live and keep written confirmation that short-term rental use is disclosed and accepted.

Guests must follow posted occupancy limits, quiet hours, parking instructions, trash procedures, pet rules if applicable, and all local residential rules. Parties, events, smoking, undisclosed guests, and unsafe use of the property are not permitted unless expressly approved in writing.  Safety information: The property includes smoke alarms, carbon monoxide detectors, fire extinguishers, posted emergency information, and clearly identified exits. Guests should review the welcome guide at arrival and contact the owner or property manager immediately if any safety equipment is missing, damaged, or sounding an alarm.  Taxes and fees: Applicable Idaho state, district, and local lodging taxes may be collected by the booking platform or by the owner for direct reservations. Tax amounts and fees may vary based on the booking channel, property location, length of stay, and applicable law.
